Why a rupee-only calculator misleads an NRI
Every bank in India will calculate an EMI for you, and every one of them reports it in rupees. That is the wrong currency for the person paying it. Your income arrives in dollars, pounds, dirhams or Canadian dollars, and the rupee has drifted against all of them over the kind of fifteen or twenty year tenure a home loan runs to. A payment that looks comfortable at today's rate is a different commitment at a rate ten percent away, and none of the lender calculators show you that.
That is the gap these tools were built for. The EMI calculator converts the payment into the currency you actually earn, and the currency impact calculator takes the point further: a property that appreciates steadily in rupees can still hand you a loss once you convert the proceeds home, if the rupee slid faster than the property rose. It is the least intuitive number in NRI property investing and the one most likely to be ignored.
