The two mistakes these guides exist to prevent

The first is discovering the tax after agreeing the price. When an NRI sells, the buyer must deduct TDS from the whole sale price, not from the profit, which on a large sale locks up a sum most sellers have not planned for. It is recoverable, but slowly. Read that before you negotiate, not after.

The second is assuming the rupee figure is the real figure. A loan that looks affordable in rupees is repaid out of a salary earned in dollars, pounds or dirhams, and the exchange rate moves over a twenty-year tenure.
