Buying Property in Ahmedabad as an NRI: SG Highway & GIFT City Guide

Ahmedabad is Gujarat’s commercial capital and, for most NRI buyers, the state’s most liquid property market. It has the scale a metro offers, a working metro rail, an international airport, pharma and textile money, without metro-level prices. For a non-resident buyer that combination is the whole appeal: genuine tenant demand and resale depth, at entry costs a fraction of Mumbai or Bengaluru.

What makes Ahmedabad different

Two forces set this market apart from the rest of Gujarat. The first is GIFT City, India’s flagship international finance zone straddling the Ahmedabad- Gandhinagar border. As banks, fund managers and fintech firms move in, they bring a higher-income tenant who wants quality housing nearby, a rental pool that barely existed a decade ago. The second is the metro rail, which has quietly re-rated corridors that were previously car-dependent.

The corridors NRIs watch

  • SG Highway, the spine of west Ahmedabad’s growth, lined with offices, malls and premium towers. Prime, liquid, and where most NRI enquiries start.
  • Sindhu Bhavan Road (SBR), the newer luxury strip just off SG Highway, now among the city’s most aspirational (and expensive) addresses.
  • Bopal & South Bopal, family-friendly, better value than SG Highway, with fast-improving connectivity toward the ring road.
  • Prahlad Nagar, established, central-west, strong rental demand from professionals.
  • Chandkheda / Motera, north-side, riding proximity to GIFT City and the stadium; a lower entry point with upside.

Across these areas apartments broadly trade in the ₹6,000-11,000 per sq.ft band, SBR and premium SG Highway projects sit at the top, while Bopal, Chandkheda and Motera offer the more affordable entry. As always, the exact figure turns on the specific project, tower age and floor.

Reading the rental angle

Because Ahmedabad’s tenant demand is split between corporate professionals (SG Highway, Prahlad Nagar), GIFT City finance staff (north and Gandhinagar side) and a large student population, a well-chosen flat rarely sits empty for long. That matters more than headline appreciation when you’re managing a property from abroad, steady rent covers a chunk of the EMI while you hold.

Before you commit from abroad

Stick to GujRERA-registered projects, have a local advocate confirm a clean title chain, and remember that funding must flow through your NRE/NRO account or by inward remittance. If you can’t be present for registration, a registered Power of Attorney to someone you trust is standard practice here.

Run your specific numbers through the EMI and rent-vs-buy calculators before you sign anything, at Ahmedabad’s price points the currency angle on your EMI is often the figure that actually decides the deal.

Prices and rates here are indicative and move constantly, always verify current local figures and consult a qualified professional before buying.
